Commercial Leasing
: Norman Cruz’s national leasing and subleasing practice includes the leasing of commercial offices (from small offices to emerging companies to large headquarters facilities for public companies), retail and restaurant space, laboratory facilities for biotechnology and medical device companies, government offices and warehouse, manufacturing and other industrial properties. Norman Cruz also has expertise in a broad range of facilities-related agreements including the negotiation of construction contracts, broadband service access agreements, cell tower licenses, engineering proposals, custom furniture manufacturing agreements, broker listing agreements, estoppel certificates and nondisturbance agreements.

Purchase and Sale: Norman Cruz represents buyers and sellers in the purchase and sale of commercial and residential properties including the review, drafting and negotiation of purchase and sale agreements, seller financing arrangements, easement agreements and other related ancillary documents, advising clients in connection with the due diligence process and coordinating purchase and sale closings.

Construction Contracts: Norman Cruz has developed an expertise in the review and negotiation of construction contracts from the building owner and corporate tenant perspective, in particular commercial office and laboratory buildouts.

Corporate Merger and Acquisitions and Financings: Norman Cruz assists companies in the real estate aspects of corporate merger, acquisition and financing transactions including the acquisition and disposition of owned and leased real property, assisting clients in due diligence review and analysis and the negotiation of required landlord consents and lender access agreements. Norman Cruz also represents companies in corporate finance transactions involving the pledge of real estate as collateral including the negotiation of mortgages and deeds of trust and the real estate aspects of credit agreements.
